What is the USP of Indus Group?
The USP of Indus group is to create intelligent and innovative
community and living spaces, that are unique and creative in nature.
We cater to a niche segment of people with a creative bend, who
want a living space which suits their tastes and do not compromise.
We find this an interesting opportunity, and have positioned ourselves
to cater to this market, which is very challenging and profitable
than the run of the mill construction.
What is your personal goal in the scheme of
things?
As the Managing Director and CEO of the group, my primary goal
is to steer Indus Group to a successful business by always keeping
up our primary focus on creativity and innovation in every of
our endeavours. I have found it very tough to do this, as you
can't manufacture ideas out of the blue on a day to day basis.
But that's where the challenge lies and it is a very satisfying
experience. All the projects we take up will have a speciality
in them. So, if at the end of ten years, if Indus Group has about
20 such creations, I would consider it to be a personal success.
Why do you think people are looking for an
innovative living space? Isn't it obvious?
You have unlimited options in consumables, durables, automotive,
leisure, even health care. Everybody wishes to own something unique,
something new, something which would suit their personality. And
housing being a once in a lifetime investment and a very personal
issue, makes it even more valuable to have a creative feature
in it. It gives a sense of satisfaction to live in them, will
be a pride factor and also increases the investment value manifold.
What has been Indus Group's recent success story? We launched
Indus Signature, a very unique lifestyle apartment, in August
2004, and sold it out just in a month. Indus Signature is a two
faced apartment - with a contemporary, sharp and vibrant elevation
on one side, and an ultra-classic, smooth featured elevation on
the other. This is the first of its kind in India. With contrasting
styled elevations on either side, Indus Signature appealed to
varying tastes of individuals in the same family. It was conceptualised
by us, and Jurong Consultants, Singapore based architects gave
a wonderful form to it. It is currently in the verge of getting
filled up with only a few apartments remainig.
What is in the pipeline?
A couple of them have already been initiated with completion
expected in 2006-2007.
Indus Yantra - a 150 unit apartment in Whitefield Bangalore,
being built in the shape of an Yantra, which is a perfectly balanced
form. Very innovative form, very creative elevation, Vasstu compliant,
and affordable too. We have disclosed this concept in a low-key
communications and people are already calling us to find out more.
The project will be launched in July 2005.
Indus Varna - a 350 unit apartment in JP Nagar, Bangalore,
which will be a riot of colours, both on the exterior and the
interiors. With a design which is innovative in the sense that
three of the four sides of the apartments will have ample ventilation
and lighting, and instead of 2-3 small sized balconies, we intend
to aggregate it into a large balcony where one can indulge in
a party or a family gathering etc. Located in the prime locality
of JP Nagar, on Bannerghatta road, Indus Varna will also have
a 1.75 acre of open space for sports and recreation. Bookings
will be open in May2005.
Indus Halcyon Estate - a stylish cluster of British styled
villas, built amidst thick greenery, with trees hundreds of years
old. This property is jointly developed by an old English couple
who have stayed back after the colonial British empire left India,
and Indus Group. The villas are exclusively designed by eminent
British architects who will be flown in for the task. The compound
has a beautiful natural pond, lots of huge trees and shrubs, and
home to a plethora of exotic migrating birds. The villas will
be intelligently constructed without disturbing the natural landscape,
and we are looking at offering this selectively to people who
have good taste and a liking for colonial British environment.
A Mega Shopping Mall is in the drawing board stage. It
is coming up right on Bannerghatta road in the prime locality
of JP Nagar. It will relieve the need to go to a few shopping
malls which are located in other distant parts of the city in
the heavy traffic conditions.
Do you have people who are specifically hired
for generating new ideas and innovations?
That's my primary task. Managing the company is second in the
line. I'm a creator at heart and Indus Group lets me dabble with
these ideas and bring them to life. Without taking all the credit
myself, I'm surrounded by friends and individuals who are of the
same character and that helps me keep my creative spirits high.
And whenever there is an external contribution, it is rewarded
handsomely. And I'm open to ideas from any corner of my company
(employees, partners, associates, even friends).
Where do you get inspiration from?
Anywhere. No specific thing. Every day objects that are creative
and are worth adapting to my core activity. I also travel a lot.
The various social and cultural formats around the world have
inspired me. Children and their imagination inspires me. So it's
not where I get inspiration from, but how hard I seek to identify
a great idea that gives me satisfaction after I see it take shape.
Based in Bangalore, what are your plans from
an IT perspective?
We are coming up with new age IT parks, which will be bigger
and better facilities than what Bangalore has seen till date.
In fact we would like to call them IT Gardens for the sole reason
that it would be totally a Green design concept. The facilities
will be totally environment friendly, and totally self contained
with all ultra modern amenities. The work spaces are designed
to improve performance of the employees and reduce stress levels
where they work for long hours. We have studied in detail,the
shortcomings of a few popular IT parks and have rectified these
flaws in our designs.
These will be strategically located at easily accessible locations
in Bangalore. These IT gardens will be surrounded by residential
complexes making it easier for employees to stay close to work
and avoid travelling long distance in a cramped traffic.
One last word. Where is Indus Group heading?
While hoards of builders will build the new body of Bangalore,
we have taken up the onus of creating jewels for the city, and
a selective set of people will have the pride of owning them.
Now that the Government has given green signal for FDI, we foresee
a lot of international investors willing to invest in us for our
market positioning and our experience. It will definitely be a
rosy opportunity for some intelligent investment and we are in
the process of inviting investment proposals from many reputed
business houses. With Bangalore's booming economic growth, spending
power of choosy Bangaloreans, we shall be a noted player in the
real estate segment.
